Debt-to-Income Ratio: What It Is and How to Fix Yours

Debt-to-Income Ratio: What It Is and How to Fix Yours

    What DTI Is

Debt-to-income ratio (DTI) = total monthly debt payments ÷ gross monthly income.

Lenders use it to answer one question: can this person actually handle another monthly payment? A great credit score with a high DTI still gets denied for a mortgage.

    The Two DTI Numbers

    • Front-end DTI: housing payment only ÷ gross income. Lenders like this ≤ 28%.
    • Back-end DTI: all debt payments (housing + car + student loans + minimum credit cards + child support) ÷ gross income. Lenders like this ≤ 36%; most cap approvals at 43–50%.

Back-end is the number people usually mean when they say "DTI."

    How to Calculate Yours

    1. Add up monthly minimums on every debt: mortgage/rent, car, student loans, personal loans, credit card minimums, alimony/child support.
    2. Divide by your gross (pre-tax) monthly income.
    3. Multiply by 100.

    Example: $2,100 debts ÷ $7,000 gross = 30% DTI. Comfortably fundable.

    The DTI Zones

    | DTI | What it means | |---|---| | < 20% | Excellent. Best rates. Room to add a mortgage or investment property. | | 20–35% | Healthy. Most mortgages, auto loans, and refis will approve. | | 36–43% | Manageable but tight. Rates start ticking up. | | 43–50% | Approval ceiling for most conventional loans. | | > 50% | High risk. Focus on payoff before borrowing more. |

Two Ways to Fix a Bad DTI

DTI is a fraction. You either shrink the top (debt payments) or grow the bottom (income). Both work; debt payoff is faster.

    Shrink debt payments:

    • Attack high-minimum debts first (usually credit cards). Read snowball vs avalanche.
    • Refinance a car loan to a longer term if the goal is DTI (not total interest).
    • Consolidate credit cards into a personal loan with a lower monthly payment.

    Grow income:

    • Base salary raises count. Overtime and bonuses usually don't unless documented for 2+ years.
    • Side income counts after 2 years of tax-return history.

The One-Month DTI Trick Before a Mortgage

Six months before applying for a mortgage:

    1. Stop opening new credit lines.
    2. Pay revolving balances below 10% of limit (helps credit score too).
    3. Don't close old accounts — average age of credit matters.
    4. Pay off the smallest 1–2 debts entirely to remove them from DTI calculation.

That last one is the fastest DTI drop most people can pull off.

    What DTI Doesn't Include

Groceries, utilities, gas, insurance premiums, subscriptions — none count. Which is why lenders can approve someone at 43% DTI who genuinely can't afford the payment. Run your own zero-based budget before trusting a lender's approval.

    See Your Real Number

Log the debts you're carrying in the budget planner and it'll show your DTI alongside your budget health score. If you're above 36%, work the payoff plan before applying for anything new.
